Types of Land Surveying
Land surveying allows you to understand your land boundaries. A survey is performed in order to locate, describe, monument, and map the boundaries and corners of a parcel of land. It might also include the topography of the parcel and the location of buildings and other improvements made to the parcel.
Land surveyors will research the property before they even look at the land and collect data then make maps of the Earth’s surface. Surveying technicians visit sites to take measurements of the land and Mapping technicians use geographic data to create maps. Mortgage Location Survey :
A mortgage survey is a document that, depending on which state you are buying a home in, may be needed for the closing process. These types of documents are produced through several steps of work; beginning with the review of a piece of land that you plan to buy or sell.
ALTA Survey :
An ALTA land survey gives clarity on whether your title survey is complete and contains all exception matters that are evaluated and taken care of. This survey gives you details like areas of improvement, easements, and other facts that can affect ownership and how the property can be best used.
Flood Elevation Survey :
Flood elevation certificates can be used while determining flood insurance rates for your building. If your property is present in a flood-prone zone, you’ll be requiring a flood elevation survey done on your property. The certificate shows your property’s elevation point compared to the base flood elevation of your location.
Boundary Survey :
A boundary survey is a process carried out to define property lines and determine the true property corners of a parcel of land described in a deed. It also shows the extent of any easements or infringements and may show the limitations imposed on the property by state or local regulations.
Topographic Survey :
A topographic survey locates all surface features of a property and depicts all-natural features and elevations. In essence, it is a 3-dimensional map of a 3-dimensional property showing all-natural and man-made features and improvements.
Aerial Survey:
Aerial survey is a method of collecting geomatics or other imagery by using airplanes, helicopters, UAVs, balloons, or other aerial methods. Typical types of data collected include aerial photography, Lidar, remote sensing (using variously visible and invisible bands of the electromagnetic spectrum, such as infrared, gamma, or ultraviolet), and also geophysical data.
